Key Stages

At Hartley Law, we understand that every deal is unique, and we strive to provide a tailored approach. On average, for freehold properties (where you own the property outright), the exchange of contracts typically occurs within approximately 8 weeks from the moment you engage us as your solicitor.

Following the exchange of contracts, completion usually takes place within 1 week. Please note that for leasehold properties, the timeline may be extended by approximately 1 week, as it often depends on response times from the management company or owner of the leasehold property.

Director/Senior Property Lawyer (Senior) £200 plus 20% VAT
Paralegal £100 plus 20% VAT

The fees for a sale or purchase of residential property range between £700 – £1,800 plus 20% VAT.

Our comprehensive fees encompass all the necessary legal work required to successfully complete your transaction. This includes, as applicable:

  • Acting for your mortgage lender (if we are instructed to do so);
  • Registration at the Land Registry;
  • Dealing with the payment of Stamp Duty Land Tax.

The fees may vary, for example, if your deal becomes more complex.
Using unregulated lenders or bridging finance may also affect fees.

Expenses

Expenses may include any or all of the following:

  • Anti-money laundering check £20 plus 20% VAT
  • Office Copy Entries from the Land Registry £20
  • Bank transfer fee £30 plus 20% VAT
  • Freehold Management Pack – £100 – 550 plus 20% VAT), to be confirmed by Managing Agent.
  • Management Pack (if leasehold) – fees charged by Managing Agent
  • Search fees, Land Registry Fee, stamp duty Land tax Fee – to be confirmed in your estimate.
